Building Inspections

At various stages during construction you will need to arrange for a Building Officer to inspect what has been done in order to ensure that your building work complies with the conditions of the Building Consent and the Building Code.

How to book an inspection

A list of required inspections will be indicated on the required items checklist included with your Building Consent. You need to book these as each stage of work is completed.

When booking an inspection, 24 hours notice must be given. Inspections can generally be conducted between 8.00am and 4.00pm.

You can book an inspection by phoning our Customer Services team on 06 374 4080 or 06 376 0110 or by using the GoBuild app on your smartphone (see below). Do not contact Building Officers directly. 

When you make your booking, you will need to supply the following information:

  • your Building Consent number
  • the site location/address
  • the type of inspection required; and
  • the name and contact phone number of the person who will be on-site at the time of inspection

All Building Consent documents and any approved amendments must also be on-site at the time of inspection.

GoBuild Mobile App for Booking Inspections

GoBuild, has been designed to simplify the process of booking a building inspector. GoBuild enables tradesmen and homeowners (as well as anyone who needs an inspection done) to book an appointment using their phone.

Designed by Master Business Systems Ltd, GoBuild is an app that can easily be downloaded onto any mobile phone for free.

After downloading, users enter the name of their council and follow the instructions on the main screen to create a booking request.

Meeting the requirements of the Building Consent and Building Code

Re-inspections may be required if the Building Officer is not satisfied that the work meets the requirement of the Building Consent and the Building Code. These may incur additional charges if inspections exceed those estimated when you lodged your Building Consent application.

The work must be carried out in accordance with your approved Building Consent. If you wish to change some aspect of the project, you must first obtain an amendment to the Building Consent before the work is carried out. The process for obtaining and amendment is the same as obtaining the original consent. It is very important that at the time of inspection the Building Consent documents accurately reflect what has actually been built. For any minor variation, this can be discussed and approved by the Building Officer on site. 

If the work has not been done in accordance with the Building Consent, the Building Officer will fail the inspection and issue a copy of the inspection record stating what is required to be done.

If work complies with the Building Consent, the Building Officer will pass the inspection and issue a copy of the inspection record.


Final inspections

Once the building work has been completed a final inspections can be booked. The Required Items letter in the Building Consent packet provides a list of all required documentation that council requires to issue the CCC.
